Problem with Landlord?

First read your lease carefully, the lease should clearly define, when the landlord can enter tour property and what areas are shared. You need to record in a journal each time she breaks the lease. The second time send her a written certified letter informing her she has violated the lease, in the letter request her to abide by the terms of the lease so additional legal action will not be necessary. There are many good resources online for these letters. If she ignores the letter record the times she breaks the lease and take her to court. It only costs about $50. The judge may award you a month's free rent for each month she violates the terms of the lease. Regarding storage you should have in writing your request and her permission to use her garage.
